The Place

Built around a single conviction: a home should give back more than it asks for.

“A township must breathe. It must hold its residents, its visitors, its future. Minglanilla Highlands is planned as a place that holds.”
Felino “Jun” Palafox Jr., Palafox Associates

Twenty-five hectares above the Cebu plain. Four phases unfolding over the next decade. Around 1,100 homes, a working farm, a chapel, three swimming pools, gardens that grow food.

We chose this site for three reasons: the elevation, the breeze, the view back toward Cebu City on a clear night. Palafox designed the master plan around those three things. We built the houses around the plan.

Setting & Location

Cooler air, slower mornings, a view back toward the city.

Minglanilla Highlands sits 150 meters above sea level, fifteen minutes south of Cebu City. The temperature drops. The light softens. The city still feels close, but the noise does not.

The Shrine

A chapel that gives the township its center.

“A township needs a place where the noise stops. We built ours first.”

The Shrine of Our Lady of the Miraculous Medal rises twenty-six feet at the heart of the master plan, a pilgrimage site that doubles as a wedding chapel, a meditation garden, and the quietest seat on the property.

Who this is for

If any of these sound like you, the door is open.

Most of our buyers share one thing in common: they have done the math, and the math points uphill.

  • OFWs abroad

Maria in Dubai, eight years in, building a home to come home to.

A retirement that does not feel like waiting.

  • Young professionals

Two engineers in Cebu IT Park, trading a condo for a garden.

Fifteen minutes closer to the office, a world further from the noise.

  • Business owners

A Cebuano entrepreneur, second home, weekend air.

An address that signals something different.

  • Returning Filipinos

A family back from Toronto, ready to plant.

A neighborhood that holds the next generation.

  • Growing families

    A four-year-old who needs a yard, a pool, a tree to climb.

A childhood the parents remember having.

  • Retirees

The day the alarm clock goes off for the last time.

    A quieter, cooler, simpler chapter.

  • Investors

A Cebu lot that earns while you wait.

Demand outpaces supply in a master-planned township.
